The former Carson Pirie Scott department store, originally designed by Louis Sullivan in 1898 with additions constructed as late as 1961, was purchased in 2001 by Joseph Freed and Associates with the intent to restore it to its original glory. The decade-long restoration was done in three main phases: restoration of the masonry and terra-cotta, restoration and replacement of a long-missing cornice and colonnade, and restoration and reinstallation of the famed ornamental cast-iron façade. The project was completed through a financial partnership between Joseph Freed and Associates and the City of Chicago. The restoration of the Sullivan Center has impacted the Loop community by reviving the economic vitality of the State Street shopping district, bringing in new tenants and encouraging additional preservation projects. The jury remarked that “the level of detail of this project sets the bar for future restoration projects of this scale.”
